Price is what you pay, value is what you get.
<p>For the consumer, the <em>cost</em> of a project tends to be synonymous with the <em>price</em> of the project. However, value is what we get for the price we pay. For example, if you have a mechanic change the brakes on your car. There is the cost of the parts, the materials, and of course, the labor. The price is what you pay to have the work done. But where does value come in to play? Value can come from any number of places, as long as it is real.</p>
<p> </p>
<p>Hypothetically, there's 2 mechanics, both equal distance from your home. Mechanic #1, is open 8am-5pm. He is a one man show, answering phones, scheduling appointments and working on the vehicles, he uses whatever parts the local supply house has and he's willing to work with you if there's an issue with any of the work he does. His parking lot is always full and people go to him because he's friendly, honest and affordable. He does take a while to get back to customers, sometimes your car is there for a few days for a seemingly simple repair. He often says things like "I'm hoping to get to it today." He is pretty disorganized when it comes to billing and providing receipts. But he is consistently 20% cheaper than the the guy up the road, even cheaper if you pay cash.</p>

<p>Now, Mechanic #2. In addition to himself, he has a secretary, a lead mechanic and an apprentice working in his shop. He uses only manufacturer approved (OEM quality) parts. In addition to the manufacturers warranty, he has a 60 day warranty on everything he does. He is open 7am-7pm and provides 24 hour towing services. He takes cash or credit cards, and he even offers financing through a third party. His secretary handles all of the front office work and you get a text message when your car is ready for pickup; with a link to pay online. His repairs are typically 20% more than Mechanic #1, but working with him is easier and you are confident in his warranty and reputation. He also has same day turnaround every time you've gone there.</p>
<p><br />Both mechanics have a cost and a price associated with there work. However, mechanic #2 has value added services that offset the added cost. At the end of the day, both mechanics are replacing your brakes. The prices are only 20% apart, say $250 vs $300. With mechanic #1 you get a one on one interaction and you know the guy is fixing everything himself. Knowing only one person will be working on their project tends to make customers feel more confident. Additionally, all his receipts are hand written.</p>

<p>With mechanic #2, you typically interact with the secretary, the mechanics are in the back working on cars all day. They will only call you directly if something is more complicated and requires technical discussion, otherwise the secretary handles all communication. She is knowledgeable and experienced in the industry. She always answers the phone. In the shop, every repair is looked over by the lead mechanic and then test driven before being signed off on. Your warranty information is printed on the receipt as well as emailed to you. You can also pick your car up anytime until 7:00 pm so there's no need to leave work early. If there's an issue within the 60 day warranty he will tow your car for free, if it's needed.</p>

<p>At the end of the day, we all want the best price and the best value. However, this is rarely the cheapest or less expensive option. In the end, the lower the value, the higher the cost. Price is what you pay, regardless of value. When we make small purchases it's easy to overlook price for convenience or perceived value, example: "buy one get one free." When we make large purchases, we can get stuck looking at price and rationalizing lower value to justify a competitors' cheaper price. But at what cost?</p>
<p> </p>
<p>There are sayings like, "buy once cry once", or the Captain Samuel Vimes “Boots” theory of socioeconomic unfairness.</p>

<p>We treated the crawlspace like we would any other. Addressing the groundwater issues with a sump pump, installing a vapor barrier, eliminating outside air infiltration with spray insulation and conditioning the space with a dehumidifier. The home was instantly more comfortable and far more efficient. The crawlspace is now, essentially, an extension of the finished space in the home with the insulation and controlled environment. It's also a great area to be used for additional storage.</p>
<p>This homeowner had a very tall crawlspace under there home that was accessed like a basement through the home. <p>In today's world we have more information and knowledge available to us than any other generation before us. This is quite an amazing thing to think of. The answer to just about any question is a click of a mouse, or a scroll of your finger, away. We have YouTube, Facebook, The DIY channel and a million other sources of information. Just the other day, I watched a YouTube video that gave me the confidence to complete some maintenance on my boat. It saved me a trip to the mechanic and about $250. However, a few weeks ago I watched another video because I wanted to do some suspension work on my truck. After watching I knew I was under-qualified and ill-equipped to try to pull it off. But in this case, I had the information to know what the likely result would be. This is known as "conscious incompetence". I understood what was required to do the task and I knew I wasn't equipped to do it. On the contrary, there is something known as "unconscious incompetence". This is when someone does not understand, or know how to do, something and does not know they are unaware. Simply put, they don't know what they don't know. We especially see this in the home improvement industry. Often times homeowners take on projects, believing they know how to properly complete them, when unfortunately the do not.</p>
<p>For example, a few years ago in Northern PA, a contractor sealed up a family home with caulk, foam and who-knows-what in order to achieve "energy savings". This service was provided at no cost to the homeowner. You know... "FREE!"</p>
<p>The contractor that was hired by the agency did not fully understand the condition of the home. They didn't understand the effects of not addressing the extreme moisture problem in the basement. They were only trained to do one job. They were not trained to identify potential problems.</p>
<p>Prior to sealing the home, the moisture was able to escape through the many air leaks. After they sealed the air leaks, the moisture was trapped in the home. After a couple weeks, the first signs of mold appeared. Soon enough, the family could no longer live in the home. The groundhog says we can expect 6 more week of winter, mother nature is making up for the mild winters we've grown accustom to over the last few years, and heating expenses are at an all time high. Often times when a pipe freezes, homeowner will consider it a random event. They call a plumber to? thaw the pipe, or thaw it themselves with a hairdryer, and carry on with life. 3 weeks ago we received a call from a doctor's office here in East Stroudsburg, they had a pipe freeze and break. Unfortunately for them, it broke sometime over the weekend, and the water ran and ran, and ran, and ran, and ran until 8:00 am, Monday morning, when the staff arrived at work to find a complete disaster.? This repair is currently estimated at $64,000.00. That's right, sixty four thousand dollars. That's a mouthful isn't it. Now granted, it's a large commercial building with expansive repairs needed, but imagine it was your house, let's say your repairs were 10% of this job at $6,400.00, what is your financial obligation? <p>Right now, many homeowners in the Pocono area are turning their heat on and UP for the first time. This morning was a bitter reminder that another Pocono winter is just around the corner. The next few nights, the temperature will be dropping down into the low 20?s. The nice thing is that highs during the day will push 50F most days this week, which helps a home recover heat. However, in another month the highs will no longer be 50, they probably won't even be in the 40?s,? the highs? will likely be in the 30?s or less. At this point the heaters in our homes will be working overtime. Electric heat pumps will begin to struggle to keep up and they will go into auxiliary heat mode, which can be quite expensive. Oil and gas powered furnaces will seem to go through fuel so fast your head will spin, ? and you'll be sitting at your table writing checks while? complaining about the cost of fuel. Its inevitable. I would like you to ask yourself if you have taken on the necessary steps to ensure your home is as well insulated, sealed, and energy efficient as possible. Do you actually know what these steps are? Is cold air leaking in? Is that expensive heat leaking out? Does that snow on your roof seem to melt faster than the neighbors? <p>The seasons are rapidly changing! The sun is out now, but after weeks with little rain, we forget how lousy rainy days can be. These late season rains are great for bringing down the rest of the leafs, saturating the earth, and causing basements and crawlspaces to become damp. Have you ever noticed condensation on the inside of windows or doors in your home or someone else's? Condensation occurs on cool surfaces when there? are high levels of humidity in the air on the warm side. The same science that causes a cold glass of ice water to sweat on a hot summers day. As the temperature outside drops over the next few weeks, there will still be residual moisture in the air inside the house. Homes with excessively damp basements or crawlspaces with suffer more. Often toilet tanks and water pipes will sweat as well. This condensation may only occur a few times, early in the winter, and taper off as the heat in the house is turned on or up. That does not? mean the problem is solved, it just means your heating system is working extra hard to heat your home and dry the air at the same time. You can often find the condensation in the attic on the underside of the roof sheathing during these winter months. This will often lead to mold in the attic. Over the last 15 years, building science has taken the guesswork out of the cause of many home problems. This is something we at Burke Construction take pride in. There is more technology in an electric toothbrush than what goes into the design of your average home. In fact, crawlspaces are the biggest design mistake in the history of the building industry. It is the biggest "loophole" in the building code. <p>In homes built a hundred years ago, we had very leaky walls, ceilings and floor assemblies, with no insulation. We had heat flow through the building envelope - inside to outside in the winter, and outside to inside in the summer. The house dried to the outside in the winter, as there were no vapor barriers, air barriers or insulation to prevent moisture from leaving the building. This was a good thing relative to preventing mold. Of course heating the home was extremely? inefficient and? we were shivering in our homes, but at least they could dry out.</p>
<p>Today we have homes that are built? much tighter. Are they "too tight"? Not? hardly.? In fact the average home has? long way to go before it's too tight. But we have to pay attention to how we build homes - where we put vapor barriers (they need to be on the warm side), what kind and how much insulation we install, and vent excess moisture outside (bath fans, clothes dryers, kitchen exhausts, etc.)</p>
<p>Obviously, we need to control our basements and crawls spaces from leaking, and not allow moisture or air from the earth into our homes. We should not allow outside air into a below-ground space such as a crawls space or basement, because we will pay an energy penalty in the winter, and have high relative humidity and condensation in the summer time, causing mold.</p>
